Today, properties are scrolled. On a screen, the feeling from the first image decides, long before anyone opens the floor plan. An empty room looks smaller and colder and leaves questions open. A furnished room answers them: the sofa fits here, the light falls here, this is how it feels to live here.

When home staging is especially worthwhile

For vacant properties, which lack any sense of scale without furniture. For inherited properties that hold decades of family history, which buyers should not see because they are looking for their own future. And for worn properties whose potential disappears beneath the furnishings.

And when is it not?

Honestly: for let apartment buildings sold to investors, because there the income value is what counts. And for properties a buyer will gut or demolish anyway. We tell you beforehand which group your property belongs to. Even if that costs us an instruction.

How much does home staging cost?

Depending on size, vacancy and effort, usually a low single-digit percentage of the asking price. Set against that is what it prevents: downward price negotiations and months without a buyer. You can find out more on our home staging page.

Especially there: small rooms benefit most, because furniture gives them a sense of scale. An empty room looks smaller than a furnished one.

Do I have to move out for home staging?

No, home staging also works while you still live there. We then work with your furniture and add pieces selectively; often a few changes are enough.
