How we manage

Finance and profitability

For us, accounting and finance are the foundation of good management. Income and expenditure accounts, service charge statements, arrears management and continuous financial monitoring. Clear for you, your tenants, your tax adviser and your bank.

Tenants and letting

People who feel at home in their flat stay. Tenants who are valued, and who value their home in return, treat it with respect and are content tenants in your property. They are also a good barometer of a responsible community of tenants across the whole building.

Renovation and development

Building fabric does not look after itself. We steer and coordinate renovations from the facade to the loft conversion, drawing on relationships with craftspeople and architects built up over decades.

Changing property manager is easier than you think

Many owners stay with their manager because they think switching is too much effort. It is not. We handle the entire switch, clearly structured, properly documented and without you having to lift a finger.

    A conversation and a walk through the property, to see whether we are the right fit for you, your wishes and your building.

  2. Handover

    We review the documents and take over communication with tenants, utility providers and tradespeople.

  3. Management begins

Questions we are often asked

How much does property management cost in Hamburg?
Property management is usually charged per unit per month; the amount depends on the size, condition and scope of services for the property. We give you our price after an inspection, because a quote made without looking inside the building is a number without substance.
What does apartment building management involve?
Apartment building management runs your multi-family house commercially and technically: tenant selection, legally sound service charge statements, maintenance, coordinating tradespeople and seeing renovations through. We choose tenants the way we would choose business partners. That is why our tenancies last.
How do I change my property manager?
To switch, you give notice on the existing management agreement within the agreed period; the new manager organises the handover of documents, accounts and ongoing matters. We take care of this transition completely, and all your tenants notice is a new point of contact.
Why do owners stay with van de Loo for so long?
Some owners have entrusted their buildings to our management for around 20 years. When you know your building is in good hands, you don't look for new ones. That length of stay is our most important proof, and we work every month to keep it that way.
Does van de Loo also work for communities of heirs and foundations?
Yes, we also manage apartment buildings for communities of heirs and have experience in managing foundations. Especially when several owners are involved, you need someone who listens, balances interests and still makes decisions.
Does van de Loo also manage owners' associations (WEG)?
No, conventional owners' association management (WEG) is not part of what we offer. We manage entire apartment buildings, because good work needs the whole building: from cellar to roof, from tenancy agreement to renovation.
