How we sell your property

Then comes the groundwork: a thorough market analysis with a realistic valuation, professional photos and video from a videographer, and a property brochure that answers questions and speaks to the right buyers. We only go to market once every document is in place and checked. A listing with gaps costs time, and in the end it costs price.

We market through our network, all the major portals, social media and neighbourhood campaigns. We answer every enquiry ourselves and conduct every viewing in person.

We talk to every party, keep to the timetable and prepare you thoroughly for the notary appointment. Because we know how special that day is.

We redefine every room in your property with an individual colour and style concept that suits the buyers you want to reach. Signs of wear fade into the background and potential comes to the fore. Viewers see at once how they would live here.

Home staging depersonalises your property. Buyers should not see your past, but their own future.

Why not virtual home staging?

Because the decision is made in the property, not in the brochure. An empty room looks smaller than a furnished one. Anyone who expects furniture and finds bare rooms marks down the rest of the viewing, and you may lose the very buyers the brochure had just won over.

How much is estate agent commission in Hamburg?
With us, the seller and the buyer each pay 3.57 per cent of the purchase price including VAT. Depending on the property, the mandate and the goal, the commission may differ; what applies to your property is set out in writing before you instruct us.
How does selling a property in Hamburg work?
A property sale begins with the valuation, followed by the documents, marketing, viewings, credit checks on prospective buyers and the notary appointment. With us there is one extra step: home staging, before the first photo is taken. We market first to our network of 7,500 active buyer search profiles.
What is my property in Hamburg worth?
The value of a property is determined by its location, its condition, comparable prices and, for let properties, the income value. We assess it on site, not with an online calculator. Because a house is more than its square metres.
How long does it take to sell a property?

Which documents do I need to sell a property?
To sell, you need an extract from the land register, the energy performance certificate (EPC), floor plans and the building specification; for flats, also the declaration of division and the minutes of the owners' meetings; for apartment buildings, the tenancy agreements. We put the file together with you and check it before any prospective buyer sees it.
Is home staging worth it when selling?
