Today, properties are scrolled. On a screen, it is not the floor plan that decides but the feeling from the first image. Furnished rooms create that feeling; empty rooms look smaller and colder and leave more questions open.

Atmosphere is not created by furniture alone. It comes from light in the right place, from colours that belong together and from details nobody consciously notices. Our own team takes care of everything: concept, furniture, set-up, photography, removal. You do not have to organise a thing. We keep working on a room until it feels right.

Virtual home staging

Can home staging be done virtually?

Of course it can. We just rarely think it makes sense.

The decision is made in the property, not on a screen. A virtually staged photo may bring people to a viewing, but it is the real room that has to win them over. Anyone who expects a furnished home and finds it empty is disappointed before they are through the door. On top of that, AI-furnished images now all look alike, and buyers recognise them. That is why we furnish for real, with pieces from our own home staging warehouse and the expertise of a certified home stager.

Does home staging work while you still live there?

Absolutely. After a separation in particular, a property often holds only half of its household. That is when it can make sense to let us furnish the other half, so we can draw a clear line through the house and viewers immediately get a coherent overall impression.

Questions we are often asked

How much does home staging cost?
Depending on size, vacancy and effort, home staging usually costs a low single-digit percentage of the asking price. However, we never agree percentages, always fixed fees. Set against that is what it prevents: downward price negotiations and months without a buyer. In our experience, the cost very often pays for itself through the positive effects. We are also usually cheaper than external home stagers, because as we market the property ourselves, we price the home staging to cover our costs only.
Is home staging worth it when selling a property?
Absolutely, because furnished rooms sell faster and closer to the asking price, as buyers can see what a space could become. We also put your property on a stage, present it to a high standard and so set it apart from the other listings on the market. First impressions sell.<br>We create them.
What is home staging?
Home staging is the professional preparation of a property for sale: furniture, light, colours and details, tailored to the target buyers. NDR thought our work deserved a report of its own.
How does home staging work at van de Loo?
It starts with an inspection, followed by the concept, the furnishing and the photos for marketing. Bettina van de Loo is a certified home stager and a trained feng shui consultant; both flow into every concept.
Does home staging also work in occupied properties?
Yes, home staging also works while you still live there: we then work with your furniture and add pieces selectively. Often a few changes are enough for a room to show its full effect. We make sure the property is depersonalised, so prospective buyers are more likely to see their own home rather than the previous owner's story.
Does van de Loo Immobilien offer virtual home staging?
Only on explicit request. Virtually furnished photos raise expectations that the viewing then has to meet, and that is exactly where they fail. We furnish real rooms so that the first impression on site delivers what the photos promise.
