The lower ground floor: Space nobody would have noticed
One of our projects in Hamburg's Walddörfer district, staged while the owners were still living in the house.
For me, this house is one of the clearest examples of why staging an occupied property and truly making the most of its rooms can be so worthwhile.
From my first visit to this villa, I knew that every room needed to be visible if we were to achieve the best possible sale price.
That applied not just to the two main floors, but especially to the cellar and lower ground floor. These rooms had unusually high ceilings, underfloor heating, a beautiful modern shower room and generously sized windows.
The owners used them for storage and ironing. That is entirely understandable in a house with so much space.
Seeing the house through buyers’ eyes
Our job is to look at your property through a prospective buyer's eyes and recognise immediately where its real strengths and weaknesses lie.
How can we present both so that its strengths quickly and clearly take the lead? When the first few pictures speak to buyers, they get in touch. We can then arrange focused viewings at the property.
If we had left the two rooms on the lower ground floor as they were, nobody would have seen the possibility of a guest or wellness area with a sauna. To a buyer, the house would have felt as though it offered less usable space.
When children’s bedrooms become empty
Another common issue arises when part of a family moves out before a sale and their former rooms are used only occasionally. It can have a significant effect on how the property presents as a whole.
The rooms can feel partly unoccupied and the property much smaller, with no clear purpose assigned to some spaces. That unsettles prospective buyers and raises questions.

The entrance: First impressions count
First impressions still count. When a property's entrance presents badly, it can take a long time during the first viewings for the house to get a second chance.
Here I was able to bring my Feng Shui approach, with its four elements, to the fore. The difference is unmistakable.
